Partition of property

Hello, I am Satish, i am from Hyderabad, Telangana, I am a Hindu. we have some properties (Lands) at our town located near warangal in the name of my Grand Mother dead recently an year ago. My father and his brother applied for Virasath (Applying for Mandal revenue office to transfer of lands from my grand mother to his sons i.e to my father and his brother) at that time My Aunt (my father's sister) made an objection of not giving share to her, then we came to an mutual understanding after several discussions with my Aunt to give her 600 yards of land as her entire share. During the time of settlement she was at Banglore, we have have sent a simple affidavit stating that she has no objection regarding transfer of property to my father and his brother except 600 yards towards her share on Notary addressing Mandal revenue office. i) We have taken one original Notary copy and other one sent by her to Mandal office from her location ii) She has also sent a mail to Mandal Revenue office regarding no objection on transfer of land iii) we have taken a photo while she was signing on Notary Affidavit iv) During the time we have transferred 2 lakhs for her urgency needs via Bank transfer. Last month again she made a complaint at Mandal revenue office stating we have cheated her of not giving land as her wish area. Now we came to an oral Mutual understanding. Facts about my aunty and My grand mother property: 1) My Grand mother's father got expired in 1965, his property was transferred to my grand mother in 1970 through Virasath. 2) In 1975 my grand mother's 1 acre of land was transferred in the name of my grand father and 2 acres on my Aunt through court decree. In the same year in 1975 my grand mother also transferred each 1 acre of land to my father and his brother through gift deed. 3) My Aunty got married in 1983 Now my questions are: 1) whether my Aunty has right to get equal share from my grand mother's land now because the portion of property has already partitioned in 1975 on my aunty name and my grand father got expired in 1979? 2) I have already approached registration office to register Memorandum of understanding, but they refused to register M.O.U but they said that we can register through a gift deed, we can't make it as gift because of many reasons one of them is registration charges i.e we need to register 5 acres of land, so it is expensive. what are the ways to make us secure from future problems from Aunty and his family? 3) Now, if M.R.O accepts the transfer of property with no objection from my aunty signing on Mandal Revenue office records, is this is sufficient to secure us from future problems from my Aunty and his family? 4) Any other ways to secure us from my Aunty through court decree and else? 5) What are necessary actions we have take like documents, signs of parties, etc Thanking you..
