Documents Required for Registeration of Ancestral Property

We have an ancestral Property in Rajasthan. The property is registered in the name of my Grandfather (X) and my father's elder brother (Y). There is a family settlement agreement executed on a stamp paper between both brothers- viz. my father and his elder brother - wherein the said property in Rajasthan has been mutually agreed to be in my father's share. This agreement though on a stamp paper is not registered nor notarized and dates back to 1983. My father and his elder brother both have expired. My father's elder brother has 5 legal heirs ; my father has 5 legal heirs. There is absolute agreement even today, that the property belongs to me. All the 10 of us are in different parts of Mumbai, Pune & Surat. We are confused with the logistics required to complete the registeration of this property. What are the documents required by me for registering the property in my name. can a common POA which is notoraized in the domicle place of the legal heir is valid ; which can then be lodged for registration by a representative in the domicile of the property.
