Regarding land Inheritence

I am applying for a education loan on my mothers house and was asked to get legal clearance. The land in which my house is present is purchased from a individual who has inherited it from his forefathers. In 2008 the land transferred from his father to the person who sold us the land and was documented at sub-registrar office and later in 2011 the land was sold to us. I obtained the Encumbrance certificate for the last 30 years and only deeds till 2008 were present, before that in all documents it was coined as Land inherited from forefathers. I approached the seller and he said that he inherited from his father and his father from theirs and so on. 1.The land is registered in sub-registrar office and is not a government land. 2. The seller said it was barren land and was not used for agriculture so his father don't have any patta passbook for it in the previous years and never had paid any tax on it. 3.when I approached one lawyer he said I need some sort of title deed/ownership/passbook details before 2008 to get a loan from the bank and said the bank needs atleast 15years of ownership details. 4. Another lawyer asked me to get NOC from the regional MRO because the land is inherited. I need to know what are my options and how to get legal clearance for my loan.
