Tenant not vacating shop

Ours is a old property in which my grandfather was the owner of the building. In his ages he gave this shop on oral agreements. No legal agreements are there. Now after long years , the same tenant , he stopped his business and started giving the shops by rent to others which he used to charge a 5 or 6 times rent which he gives to us. Then what happened is , the shopkeeper who did business there under this has stopped and quit because he is not able to run his business which is loss for him, mainly because of the huge rent which he have to pay to the tenant. So the shop is currently closed. He skipped and delayed few months rent. Now he is in search for another person to run the shop under him . We have talked to him and had meeting with the tenant that we need the shop to run our own business there and need to vacate the property as soon as possible. He is not willing to go and now the vyapara vyavasayi( a union for shopkeepers ) is supporting him to do things as his wish. What can we do now to recover the shop and start our own business there?
