Refund of Security Deposit ?

Relevant excerpts from the agreement with my landlord : 8.7. In case of any damages to the said Flat and the said Furniture and Fittings (“collectively referred to as the “said premises”) are observed at any time during the course of this agreement AND /OR at the end of this agreement and at the time of handing over the keys the Licensor will deduct the reasonable and appropriate amount as compensation for the damages to the “said premises” from the security deposit amount as mentioned in clause 3 of this agreement and refund only the balance amount to the LICENSEE. The Licensor shall be the sole judge to decide the compensation amount. The LICENSEE will abide by the decision of the Licensor with out any dispute. Or Licensee will repair the damages. The LICENSEES shall handover the Said Premises to Licensor with fresh painting of the Flat along with doors and grills as it was handled over to LICENSEES at the time of giving his the keys. In case LICENSEES is not able to get the painting done the required compensation shall be deducted from the security deposit amount as mentioned in clause 3 of this agreement and refund only the balance amount to the LICENSEES. The Licensor shall be the sole judge to decide the compensation amount. The LICENSEES will abide by the decision of the Licensor without any dispute. 11. A. In the event, the Licensors fails to hand over the entire Security Deposit amount to the LICENSEE at the time of vacation of the said Premises by the LICENSEE, then in such event the LICENSEE shall be entitled to use and occupy the said Premises, without payment of any License Fees, till such time till the Licensor refunds the entire Security Deposit to the LICENSEE, & also pay Interest @12% for the delayed period to the LICENSEE. Also, in the event, the LICENSEE fail to vacate the said Premises in spite the Licensor being ready and willing to refund the entire Security Deposit to the LICENSEE, the Licensor shall be entitled to charge twice the License Fees payable for each day in terms of these presents for each such day of staying over. Out of the 1 lac deposit, the landlord has deducted 20K for painting ( I have a quote of 14K from Urbanclap) and 5K for repairs without any chance to do the same myself and without any invoices. Plus he delayed the payment of deposit by 25 days. Also i have paid 5 days of extra rent which he hasnt returned ? What are my legal options ?
