Correcting mistake of original property documnet

Dear experts, My father baught site from My uncle his younger brother as gift deed. My uncle baught the same previously from Mr.X. In both documents: 1) Sale deed from Mr.X to my uncle.2) My uncle to my father. the dimension mentioned 65 north to south, 40 east to west, area 6 cents. Actually it is 40 north to south, 65 east to west, however in pencil some one has written the right numbers without striking original letters. Now this transaction papers are 30 years old. Also Now Mr.X in #1 transaction, My father in #2 transaction are no more. Only my uncle is alive but 80 plus not in position to travel. We (mother, brother and myself) planned to sell property, realised this mistake now. Also when my father constructed house 25 years back only 5.5 cents was present due to encroachment from neighbours. He never bothered to get in to conflict and constructed house in 5.5 cents. Now my questions. 1. Can we directly register to new buyer with all corrections at one shot i.e. dimensions east/west, north south as per current measurement and area is 5.5 cents as per surveyer from municipal corporation?. 2. If we need to rectify before new transaction, what is the procedure. Mr X no more, my father no more and my uncle who is part of both transaction not in position to travel. Even if travels, will it be useful? 3. What is the charges we need to pay? What is easiest hassle free way?
