Sale of flat to get the decree

Dear Mr. Ajay, I have filed a mutual divorce in Mumbai. It's date is next Tuesday. One term in it says that the flat that I go own with my husband should be sold. Since the sale has just begun, I will get a extension of two months. Here the problems are arising. Firstly the property is Co owned, with me being the owner and he Co owner. As per the deal he was getting 61 Lac, but he wanted 65. I gave in since I want to dispose of the property. I have the legal custody of my daughters aged 17 and 11. So I want the deal to go thru. He is doing a lot of arm twisting. Now since I have taken the token of one lac, he wants 50,000/-. I told him to sign a mou so that u get a assurance that he sign the flat deal. That mou we shall do on Tues as we have a date in court. The man is shameless, while I moved on rent, he too moved out to come back again and occupy the property and not even pay the emi or maintenance. Even if I pay him 50,000/- from the token, I don't get a assurance of him signing the sale deal. How do I get pressure on him to get this deal going. He is on a madness trip and I m clear in ending this 19 years old marriage. Kindly guide me as my lawyer too is fed
