RWA related question

Hello Team, Following is Details of issue: We live in an apartment of 298 flats in total and 272 are registered so far. Our apartment recently had an election for RWA and 5 people got elected as President, VP, GS, JS and Treasurer. 61% of Voting was done with valid signatures on an election paper and the result was shared via email. This election was conducted by a neutral committee called the Electoral Council (EC) who share Rules & regulations and all important details via email to society. A few people from a specific region (Around 40-50 families) wanted to come for power and they didn't won, now they want to form their own association (RWA) in parallel to ours. Our sale agreements had a clause of registering the RWA in KAOA 1972, but we doubt they may register themselves quickly under Karnataka Societies act 1960. We elected members are not registered as RWA now and wish to register under 1972 act, which is very difficult as it needs Sale deed from all owners, and with this, those 40 members are asking their sale deeds back. Questions? 1. What can be done against those people threatning or already working to register a parallel RWA? 2. Does Sale agreements clause of 1972 legal? If they do not follow? 3. Can we continue to hold the Sale Deeds of those people for KAOA 1972? 4. What best can be done to manage this issue.
