Rent Act Pagari System

We are land-lord. A Shed structure (Commercial) was rented in two joint names under tenancy rent receipt. They two tenant formed a partnership firm & continued their business. Later after 10 years they separated themselves & particular commercial shed was divided equally between them, in equal portion with consent of us(Land-lord). After this one of tenant continued with half of portion with a fresh partner(his one Son) in business with his one son. But rent receipt was in name of individual tenant(Father), who was taken half portion when he was separated with earlier partner. Their partnership business Between father & Son was continued in name & style of partnership firm. In all documents both of them (Father & one son), name was/is there till day. After 15 years dispute between father & Son arose, father had surrendered his tenancy to landlord, also sent a letter to his partner son for dissolution of firm. As partnership deed’s condition partnership was at WILL Later this tenancy was given to another two sons of tenant (father), who (original tenant) had surrendered his tenancy. But they new tenant (another two sons in whose name fresh tenancy was made) were not partner in business, paid rent till one year. In meanwhile partner-son filed a suit against landlord for declaration of tenancy. Original tenant sends a notice for dissolution of partnership under IPA with conditions of partnership deed to partner-son. Later father partner filed Arbitration SUIT also in Hon'ble High court by father tenant/partner. But it was dismissed by order that partnership already dissolved through said letter. It confirms that there wasn't any partnership going after that dissolution letter. Suit which was filed for declaration, Small Causes Court ordered status quo till final. As commissioner was appointed on his report all were present in suit premises. On this ground son-partner is in possession till day doing business. Father partner (original tenant) expired, after one year, after surrendering & transferring of tenancy. Whether partner son is liable to be tenant in particular shed?? Property is in Mumbai District.
