What all Sections can be applied in this case

Respected Sir I was interested in purchasing a property from person A, which he has purchased it from person B. I have paid the Byana amount with registered Agreement to Sale. After i applied for the Loan from SBI bank, i got to know the title of the property is not clear. Person A bought this property from person B(wife of original plot allottee), where the allottee of this property died on year 1998 and this property got registered in his name at year 1999, ideally this should be registered in name year 1999 to person B(wife of allottee). Then Person B sold it to person A from whom i was buying this property. I have conveyed to person A that title of property is not clear and bank will approve my loan with this defect in property title. But person A refuses and says that his title is clear and asked me to either buy the property or forget about the Byana amount. I would need your help in understanding about what all Civil/Criminal sections can be imposed on him regarding this case.
