Original Tenant expired

Dear Sir, The original Tenant expired and his sone who was in bad company was thrpown out of the house by his father. After father feel ill son was taken back in the house by father. Son is staying with his family. Father died instate No will is executed. My question is in a Tenanted property is the Landlord bound to transfer the name to the son . As per todays circumstances when the Tenant came to this property the Pagdi system was in exhiostance and today both Pagdi and ownership are legalised. The Pagdi of that time was very nominal. So can the Landlord ask the son to pay the amount at todays market rate because the Landlord will not be entitled for any amounts once the son is taken as legal tenant. Or can the Landlord enter into Tenancy agreement for 2 or 5 years and ask the son to pay rent at market rate and revise the agreement accordingly. When the deceased tenant was incorporated in the premises NO Rent agreement was made because the Rent control act came in force from 1999 and this tenant is from 1976.
