Owner trying to enforce 2 months’ notice period even in absence of Rental Agreement.

Facts: 1. My Rent cycle is 21st of every month (Current Rent INR 19000). 2. Our Rent agreement states 2 months’ notice period. 3. Last 11 months’ Rent agreement expired on [deleted]. Even after that, increased Rent (INR 19000) was paid to owner by NEFT regularly on date. No talk regarding renewal by any party. 4. Due to sudden job opportunity, on [deleted] I gave formal notice to owner that house will be vacated in 1 month on or before [deleted]. 5. Made all possible arrangements to get owner a new tenant. (Put ads on portal, put boards outside house etc.) but Rent he is demanding is more relative to area, so no tenant finalized. 6. House was vacated and keys handed over to Owner on [deleted]. All utility bills and rent paid till [deleted]. 7. Owner is asking for 1 month extra rent as notice period was for 2 months. After negotiation he said deduction will be made for 15 days. 8. Now owner has made below deductions from my INR 90000 Security Deposit and transferred remaining amount to my account through NEFT. (No maintenance charges as everything was Fine, verified by Owner himself, 15000 for Painting Charges and 9500 for not serving notice period). I believe deduction of INR 9500 is unjustified, as after rent agreement expires we entered into a month-to-month tenancy where 30 days’ notice is more than sufficient, which I served honorably. Please advise.
