After sale deed Came to know Single Plot have 2 survey number.How to Correct it now?

Dear sir, I have purchased a land in Dakshina Kannada District. Land Conversion ,9/11 account is also done. Land area is 5.5 cents. 3 months back sale deed is also registered. Now when we tried to re plot came to know that sketch given by surveyor is wrong. physically Land exists,only sketch drawing is problem. Physically the purchased land is divided into two hissa with suvey number for example 51/6AP1 (2.5 cents) and 51/6BP22 (3 cents) and the sale deed was done for single survey number 51/6AP1. The sketch given by surveyour is overlapping with other properties. Since Land Conversion,9/11 also matters in this area how this can be corrected? Since different survey number is involved and so many geographical mistakes also involved our lawyer saying correction deed is not advisable. Our lawyer suggesting to go for cancellation deed and register the plot separately,problem is registration and stamp duty have to pay for each deed. stamp duty and conveyance fee is 60,000.this amount we need to pay 3 times now. Is there any way to cancel this sale deed through civil court and get refund of stamp duty paid? Seller is also ready to cooperate this matter. which is cost effective method ? Going for Cancellation deed and Re registration which costs me around 2 Lakhs again OR Civil Court procedure,time effective or cost effective??
