Zenify.In - Huge Deductions from Security Deposit

We are a family and got a rented Flat from Zenify. The house was a fully furnished house. Now we have vacated the house and they are charging ludicrous amounts on maintenance and planning to deduct from Security Deposit. We have already informed them that we are ready to pay for painting, cleaning, maintenance, repairs that are caused by tenant damage. But some of the items cost they are putting onto us like below which ideally shouldn't be born by us: 1. Kitchen Chimney Motor Replacement - ~ rs 4000. Our Reply: Line 36: AS mentioned in the Clause 19, can you explain if the motor has stopped functioning, then How it is "Tenant Negligence". All equipment have a life span and that is why we pay extra for Fully furnished house, because we expect Owner to repair/ replace the appliances in case they stop working. Can you explain how has it been caused by Tenant Negligence? 2. Broken Granite Slab - Rs. 10000 Zenify's Person had come for inspection and told us that the Granite slab has broken because of the seepage of water caused below in the sink area. We have already notified Zenify / owner about the Sink issue multiple times. Due to the seepage, the wood couldn't take the weight of the granite leading to the crack at the edge of sink. Please confirm this information with the Zenify agent, who had come to inspect the house on July 5th. He had also confirmed that this will not be charged from us as we are not responsible for this damage. The seepage issue has caused this and there is nothing that we could have done about it. Now Zenify when questioned/called emailed: We request you to kindly speak to the owner regarding granite slab creak and chimney motor replace, if the owner drop us the mail confirmation we will refund the amount as if now we are holded the amount and refunding the other amount. 3. There are few more items of smaller cost, not mentioning here Now As per Rental Agreement: Clause19: However where the tenant faces any major issue requiring repair of the Scheduled premises or equipment or appliance situated within the Scheduled Premises for an amount exceeding INR 1000 tenant shall inform company and company will inspect cause of the issue whether due to tenant negligence. If issue due to tenant negligence tenant will pay otherwise owner. Clause36: Any damage to Schedule premises due to negligence of tenant will be borne by tenant. Company will bear the cost for the replacement of any fitting and fixtures which is not caused by negligence of tenant and may be due to age of the appliances, major manufacturer fault, power supply fluctuation or expiry of warranty for an amount of INr 1000 and more What Shall we do?
