Gift DEED, NOC (no objection certificate) and Power of Attorney

Situation as follows: Mother - Indian citizen but resident of Western country - living with her daughter there. Mother owns an apartment in Mumbai in a registered CHS (cooperative housing society) Daughter - is Citizen of Western country - but born and brought up in India. Daughter has OCI (Overseas citizen of India registration). Indian passport surrendered as Dual citizenship not permitted. Mother due to age cannot travel to India - hence want to GIFT her flat to her daughter. For this a GIFT deed will be prepared so that Apartment in Mumbai will be gifted to her daughter. Gift deed will be notarised and verified by Indian consulate in the Western country. Also mother wants to prepare a POA (power of attorney) giving powers to her daughter for typical transactions in India as Banking, paying bills, managing mothers shares/ mutual funds etc etc . POA will be notarized and verified by Indian consulate in the Western country. Questions: 1) Does the daughter have to get a NOC for the Gift deed, from the Co-operative housing society of the apartment? 2) Does the GIFT deed have to be registered in Mumbai ?? If yes - with which Authority? 3) To register GIFT deed does the daughter have to travel to Mumbai or it can be done On line ?? 4) Without the mother i Mumbai and just daughter - will the GIFT DEED get registered ?? Hence we are making a POA 5) Is making POA the right approach ?? so that GIFT deed can be registered in Mumbai under POA 6) In which office does POA get registered Thanks
