B Khata Flat question

Hello Gurus, I have recently paid the booking amount for a flat in bangalore , which is according to the papers in the Cooperative Housing Society / DC converted land , i.e. B Khata. The builder was upfront about this and did not hide any details and has shared all detailed documentation including the khata certificate [ indicating B Khata], tax paid till 2017 [ 2018 taxes -property tax are pending]. The builder says that the land is A khata , but due to tax pending and some other irregularities, this property is categorized as B Khata. He has also shared the approved building sanction plan from bbmp /bmrda / bda and sale deed , modification deed , society papers , possession certificate etc . My question is can a A Khata site become B khata due to irregularities. Also will there be a problem in the future due to the site being B Khata. Is there a possibility to get this converted to A Khata - legally correct procedure and if yes, what is required. Alternatively, should I ask my booking amount back if this is going to cause me lot of problems in the future. Thanks a lot in advance.
