Get back refund of booking amount

A reputed builders sales partner team told us that the property we ad visited was Rera approved for Karnataka and the selling point was a sports complex/ sporting housing village all housed in a single complex. Due to this, I booked the property and paid the booking amount of 50,000 rupees. I later came to know that the housing property is in Karnataka which has Rera approvals but the sporting arena is in Tamil Nadu and that a Rera approval is not required for a sporting facility. This was confirmed the next day when I spoke to the sales head. I was not comfortable with the property being in 2 states and I immediately asked to cancel and asked for the refund. However, I was informed that the booking amount would stand cancelled since there was a clause in the booking form stating that the "booking amount stands forfeited if cancelled". The builders sales partner team are refusing to pay back the booking amount saying that I should have asked for this information while paying the booking advance. What should i do?
