Rental

Hi, I have taken up a house for rent and was in oral agreement with the owner that they won't deduct any painting charges when we decide to leave the premises as the owner had not painted it when the house was rented to us. But now there are number of problems in the house like water leaking into the house from the kitchen, bathroom water seeping into the prayer room, termite infected on the doors, standing water on the passage when there is rain.. so on so forth. And so my husband and me have decided to move out and informed the owner. But the owner is not ready to reduce the notice period (3 months mentioned in the agreement) and also is demanding 50% painting charges (house not painted by the owner initially and orally agreed painting charges won't be deducted). We decided to leave the house because we felt it is unhygienic with bathroom water leaking and even if the owner wants to fix it, it's going to take real good time and work. Please advise what's right for us here and what we can do to have the notice period reduced from 3 months.
