Suggest me what can i do

I took a property on rent for running a eating house cafe last year in august. After running a cafe for 7 months, my cafe was sealed by mcd for not having a food licence on 6 feb 2018. My witten agreement of lease with the owner is for 11 months and mutual was for 3 years. When we asked the owner for some documents for desealing the cafe we came to know that the owner has given us the residential property as commercial, and he has not payed any conversion and commercial house tax due to which i am unable to get my cafe de-seal. There are 2 gates at the property. One main gate has been sealed by the mcd and there is another small backgate which has been locked by me. Now the owner has sent me a notice by his lawyer that i have not paid the rent for 3 months so my lease has been cancelled according to some clause and he has asked to clear the dues within the 72 hours of receiving the notice , if i failed to do so he said that he will break my back gate lock and will put his lock at the back gate and wont allow me to enter the premises again. Please suggest me some actions which i can take
