How much Token amount has to pay to the buyer as per law.

Dear Sir / Madam, i have sold my flat to 34lakhs & behalf of that buyer given me token amount of Rs 2 lakhs (By cheque ) (1st cheque of Rs 21000/- & 2nd cheque of Rs 179000/- ) No agreement done in between of us, also no receipt made for advance payment. After selling my flat owner asked me to vacant flat in 1 to 2 months as he want to renovate the flat. I have been shifted to rented flat ( Rs 6000/- rent per month & made agreement for 11 months ) Meanwhile I have booked new flat & given token amount of Rs 51000/- to builder ( By Cheque ) Now after 3 months Buyer is not getting home loan from any bank as his papers are not ok ( Salary slips, CIBIL Score etc.) Now he is asking for cancellation of deal. Already I have paid Rs 51000/- to Builder & 11months agreement of Rented house ( Rs 66000/- ) , Shifting charges Rs 10000/- Re shifting charges if I have to go back in my own flat Rs 10000/-Home loan application charges Rs 4000/- Total amount Rs - 141000/- I have also lost Rs 51000/- which given for new flat booking , builder cancelled my booking as I have not paid said balance amount in stipulated time frame. Now if buyer wants to cancel the deal then how much amount I have to pay to him as per law please guide me.
