Flawless rental agrrement

Hello Sir, I own a commercial property having multiple shops (shutters), and planning to rent out one of it. I have got following questions 1) Does 11 month rental agreement need registration to make it a valid legal document ?. Many online portals says its not required, but I do read some court verdicts sayings its required to register. 2) If registration is not required for 11month agreement, whats the stamp duty. Is it 5% of annual rent, or enough to put it on Rs 200 stamp paper. Many stamp vendors are suggesting Rs 200 stamp paper. 3) For 5 year agreement with Average Annual Rent of Rs 60000, what is the stamp duty (5%) + registration (2%) charges?. Is it 60000 * 7/100 = Rs 4200 or 4200 * 5 years = Rs 21000 4) On a 5 year agreement, is it legal to mention 10% increase in rent year on year. Or rent can be increased by 20% only after 3 years. I read online that rent cannot be arbitrarily increased 5) If tenant does not pay rent or does not vacate after completion of lease period , how long does it usually take to evict via court ?. Is it like 1 or 2 years or like 10 years ? 6) Whats the best way to make agreement such that building owner has better legal protection. Leave and License agreement seems to provide better chances. But most of these agreement will be considered as "lease agreement" when matter comes to court, as nature of deal is actually a lease and not license.
