Paper missing with some extra information required

Hi Friends, I am purchasing a property in Delhi. The owner purchased this flat from original allottee in the year 1995, at that time he got a possession letter, allotment letter, Agreement to sale (in his name), GPA (in his wife's name), share certificate. The original allotment letter was misplaced for which he got a new one from the society's office (which I have confirmed by visiting society office). In the year 2017 the owner applied for Conveyence Deed from DDA which he got in the month Feb'18. I am applying for bank load from BOB and the lawyer there is asking: 1) Original allotment letter is lost and we have duplicate one but still lawyer is asking to publish it in a paper. Is it really necessary? 2) I went to another bank for loan and they said that papers seem fine, just one glitch that CD papers has written First party as POI, they want to know what this POI is (My opinion is it proof of identity). 3) The duplicate allotment letter has mentioned that there are no dues left towards the society still lawyer is seeking a new no dues certificate. 4) Do we need to get another consent letter from society again? 5) Share certificate is still in the name of the original allottee, is it mandatory to get the share certificate transferred in seller's name first? Please let me know how should I proceed on this. That you so much in advanced for your help.
