Compensation for delay in possession

Hello, I did registered agreement with builder in Aug 2013. IN agreement it was written that 30 months as final possession date with possibility to extend for 6 more months. But even until March 2018 I did not get the possession of flat. Reason for delays: 1. Green Court stay order (Because Builder did not get right permissions from Green court before building). But later he got permission finally. This delay caused 6 month project on HOLD. 2. Builder another project had some accident. Because of which Mahanagar Palika put stay on builders all projects. This causes delay of 6 months more. 3. Another 6 months for NO reason from builder. Builder refuse to pay any compensation. In Agreement it was written as 24% interest if purchaser delays payments as per demand letters. If Builder makes any delays it will give compensation of 12%. I feel this is unfair trade practice. Also in agreement it was mentioned as builder is entitled for reasonsable extension for giving possession if : 1. Any notice order rule, notification of the Government and or other public or competent authority, collector or any disputes or matters relating to the property pending final determination by the courts or any other authorities. 2. Changes in any rules, regulations and bye-laws of various statutory bodies and authorities from time to time then affecting the development of the project. So, can i get compensation for the complete delay of the project for all reasons for delays happened from builder ? Waiting for your earliest feedback for the same. Thanks.
