Sale agreement in unsettled property

I want to purchase an agricultural land which condition is as below A -1st wife without children held property title deed in her name died in 1965 Husband of A who did in 1958 had second wife "B" , who also died later B had three daughters i, ii & iii 'i' who died has 6 children, 'ii' died has no children, Surviving iii has no children iii along with 6 children of (i) now have submitted claim for transfer of their names in RTC etc records. Question Are they legal heirs and can they sell it is seen that 4 Persons of adjacent land who were taking care of said agricultural property somehow have got entered their names in the RTC. Question 2 : Will the claim of Surviving iii + 6 children for change of Khatha in their names be done and will the names of persons who have no title deed NOR are heirs who have got entered their name in RTC be deleted. They say that the matter is pending before AC court for same as have submitted all documents like geniology tree, etc. What does the law say and as the Surviving iii + 6 children want to sell it, how can one get into an sale agreement. Can the sale agreement signed by them b valid and can th same agreement be registered Can I purchase the said property by going for a sale agreement duly registered at Sub-Registrars office.
