Gift deed and its consequences

Following are few questions related to gift deed. Kindly clarify them. 1) Currently property is in my father name and to take home loan and to claim tax on that, Income tax says my name should be in property document. For this , Is the gift deed the only way ? Can i include my name in document without mentioning share or borders of land in document for now because me and my two brothers don't want to think and document the shares in land right now ? 2) Can i become joint owner without mentioning share or borders in land property ? 3) We have already taken building permission for construction on this land which is on my father's name at present. Will there be any effect on this permission / any changes needed in building permission because of changes in ownership of land after gift deed ? 4) Suppose if we do gift deed for our three brothers ( 4 shares - 1 for parents, 3 for brothers ) , can we change the shares in future if we want using same rate of gift deed charges ? I mean , can we change shares without paying excess duty charges again ? 5) Is gift deed discounted rate applicable if it is done to married brother ( meaning separate family ) ? Thank you
