Right of Private Way

I have a small piece of land, which is being used as a path by a family to their home for the last many years. The path is actually going through the middle of the property. I have been having no objection in using that way till now. Now I want to sell this property. But the people interested are concerned about the path, since the property is literally useless because of it. I would like to know if the parties using the way are having the easement right over the path, given the following conditions, 1- The back side of their property is adjacent to a public road. They can use it without interrupting my property, but that path is not going to be through the front side of their home. 2- If they are not willing to use that facility, I am ready to provide them the path through the corner of my property; that too is not approaching the exact front side of their home. I haven't yet gone for a negotiation with them. I believe they will object both the above, and will stick on their right on the existing path. May I know the legal side of the above. Also, would be happy to know if the right of way is claimed for pedestrian passage or vehicle passage. Regards,
