Family settlement of ancestral , self-acquired and inherited properties

Hi The properties (7 acres) on my father name includes ancestral , self-acquired and inherited properties (Pattadhar passbooks and revenue records). For my father Me 30 years and my sister (32 years).Both are married. For my sister 2 daughters and for me 1 son. 6 acers of land still on my grandfather name it may be ancestral nor inheritance but not self-acquired . grandfather has 4 sons. Grandfather died 15 years back without any will. Now my father wants to give 3 acers land to my sister. That is my father self acquired. He does not like to transfer any property share to me right know. He saying after his dismiss entire property for me only. My sister also agreed for that. I am also ready to give 3 acres to my sister now But I want to make sure in future she should not come for equal share whatever my father has right now and future earnings 1. What kind of document should I make to protect remaining property from my sister and her daughters in future. 2. Should I make relinquish deed or family settlement or partition deed 3. Which helps me and my son in future
