Fraudulent landlord

We are living as tenant for above 25 years. As per our knowledge the land is on temporality. We are paying the rents properly always. In 2013 when most of the neighboring tenants vacate their living premises we also determined to buy a property somewhere nearby and go as well. But as the relation between landlord and us was good then, he promised us to lease a 1000 sq.ft. area where we live, for Rs 4 lakhs for 99 years. Then he made a deed of agreement on this and took Rs. 50000 in advance in 2014. He took 2 years of time for registration process and in this mean time we came to know that the area is already sold to two different PARTIES respectively in 2012 and 2013. Then we decided to file a criminal case against the landlord for fraudulence. After a court notice addressed to him, he promised us to make a conclusion very soon and also requested not to file any court case. After thinking a lot we agreed on one condition, that he can't evict us until he makes a arrangement in favour of us. Now he came with a PARTY whom he sold the property in 2012 to reconstruct the area. According to them they are partners, they will make a construction or building with shops in ground floor and residing flats in the other floors. And they are willing to provide us a flat in 720sq.ft. area on the 2nd or 3rd floor with just a deed of agreement. But as per our relatives, neighbours and advocates in acquaintance we should not leave the possession without a valid agreement. So we are giving a compromising proposal to them to reconstruct the other area in the plot and give us a plot. Then we can vacate our rental home and shift to the new flat. But they are not interested with the proposal and willing to evict us by force. What rights do we have under the law to protect us? Provided : We have the paying slips by landlord's name till October 2017 and an electric connection on the house before our name. We also have other legal documents like Receipt of the Rs 50000, Deed of Agreement as mentioned, An NOC for repairing the premises (as he was late to make a conclusion he gave us the right to repair the damaged portion of the house, but the mentioned PARTIES resisted us to repair and that's how we came to know the facts of 'already sold'), Agreement of Tenancy (another conclusion he made to us to shift to another rental house beside ours, but there is a dispute in that house so this was also not happened) and the photocopies of aforesaid Deed of Sales for the two different PARTIES (we collected those by trying very hard).
