Tenant not vacating premises after expiry of lease term

Facts of the case: -Tenant's period of lease has expired. Before the lease expired, written notice was given to vacate the premises after the expiry. -Tenant did not vacate the premises and requested for another term of lease which has been refused. -Since the expiry of the lease, no further rent cheque has been accepted from the tenant. In effect, the tenant continues to occupy the premises after expiry of the lease term without any rental payments. -Tenant still asking for another lease term or alternately an exorbitant compensation for vacating premises. -Any attempt to bring the tenant to negotiation table is being rebuffed with delaying tactics. Question: -Since the tenant has been illegally occupying the premises after expiry of the lease term, can the premises be locked by landlord? Several months have passed since lease expiry and written complaints have been filed with local police, councilor etc seeking help to no avail. -if a court case for eviction is filed, what kind of relief can be expected in near term? (Without having to wait for full closure of the case)
