Occupancy-certificate-and-its-dilema-Bangalore

Being lived in Bangalore for last 10 years i started thinking of putting my hard earned money for owned roof on top of my head. So i had initially started looking for Resale properties , but in my budget and in the areas like Kaggadasapurra,cv raman nagar etc . i cooldnt find any apartment with OC. All building are having land A-katha but done huge deviations. So . i decided to explore on different areas such as hood,whitefield,belathur road etc . There Most new projects are claiming to have OC/CC . Then i had discussion with one of the real estate agent about OC criteria and he told few major criterias 1: No deviation from the initially approved plan 2:Good safety measures in apartment And most importantly he told , apartment shoud get NOC from fire department , and for getting that there should be a 14 feet distance between compund wall and apartment so that fire rescue vehicle can move around the apartment. But there are apartments like G+4 having 28 apartments , who claimed to have OC/CC dont have 14 feet gap , so that means are they bluffing..? how can we prove that they have OC/CC..? Or the above criteria is only appkicable for bigger apartments..? Fo eg: apartments like Soumya sankalp , SLS singnature , white stone etc dont have these 14feet gap and they are claiming they have OC/CC Looking for some opinion in this matter , dont want spend hard earned money on Non OC aprtments
