Tenant not paying rent

Hi I have flat which is on L&L in mumbai. I have put 6 months lock-in to avoid hassle of searching tenant incase he leaves within 6 months. The agreement mentions deposit of 1.5L shall pay / have paid in cash but he has paid the same by cheque on same day. Unfortunately I missed this part to verify. Now after paying 1 month of rent, tenant is saying I have paid double deposit and you deduct rent from deposit. He has given me cheque for 2nd month rent and cheque for adjustment towards electricity charges. I deposited cheque of 795 which was towards adjustment and it bounced due to stop payment. I have a fear that he will stay for next 5 months with rent 23000 x 5 = 138000/- and will damage property or not pay utility billls for last few months. 1) Shall I deposit cheque towards rent of this month which will bounce for sure due to stop payment to prepare for legal grounds ? 2) Don't understand what action can take and how fast legal system can act to evict the tenant ? 3) Implecation of word cash for deposit where as it is paid by cheque Any guidance will assist as all measure to talk and resolve has failed.
