RD, Conveyance, Freehold clarity needed

Glad to find this platform. A residential property in Delhi is in name of our father, original alottee. We are two sisters, the unregistered will of both parents, now no more, entitles each of us half of this property. There is no dispute regarding sharing accordingly, legally. What is the minimal necessary procedure we have to do- mutation ? Relinquish Deed ? Conveyance straightaway from DDA ? And Free hold? Dont quite understand the differences, their relevance and necessity, Are there any steps necessarily required for the ultimately important step ? Requiring the minimal required to sell this property and divide between the two, what must be done? And what should be the steps/ course of action? How long and how much expense is expected if we take least required help of any agents? And what if we involve them ? Some agent at DDA suggested we will require RD, while as I read responses here, I think we woulnt need it. But then which is the short best course/line to pursue...need information and guidance from experts like you. Thankyou in anticipation.
