Purchase agreement between family

Hi There It is a bit complicated - but here it goes - My 1st cousin helped us buy a flat in Mumbai. He is the owner of the apartment. However, the apartment belongs to my father. My 1st cousin he paid our loan for the apartment. Now my father & I are repaying my 1st cousin. How can we get the place transferred in my father's name? Facts - property bought in 2006 for 30lacs - Repaying cousin now after compounded interest charged by him 84lacs - current ready recknor rate for the property is 1.06cr - We have paid him a portion of the amount and are hoping to clear it in the next couple of months once we have some sort of loan arranged - I am currently overseas, however, my father is in India - most of the payment has been made from my Indian bank account say 70% and remaining from my father's. - the property is in versova, collector line --> at the time of purchase paid stamp duty and everything - flat is not in my cousins name in the society - We would like that the flat is in my father's/ my name My question is: a. once we have paid him in full - how can we transfer the property in our name as I am not in India at the moment? b. If I go to India next year -> can we create a document that says that we have settled in full and transfer would be made in the next year? Thanks
