Notice period in registered rent agreement of 2 years

Hello everyone. Do I as a renter have Rights to vacate a house by giving a certain period of notice to landlord.? I am into an agreement with my landlord where it's not mentioned whether I have any rights to do so. I got into this agreement as I trusted the landlord and it never occurred to me that I will be bound to stay for complete period of 24 months otherwise I have to pay penalty. How valid is The below clause is (taken from my rent agreement) "if the licensor intends to terminate this agreement the said intention would be effective if there is prior intimation I.e. notice of 1 month is given by licensor. so that the said intention of termination is legal & valid. However Licencee can not terminate this 24 months period leave & licence agreement. if the Licencee needs to vacate the flat before 24 months then the Licencee has to pay the remaining months leave and licence compensation to the licensor under any circumstances so as to fulfil 24 months leave & licence agreement." Here the landlord has the right to get the house vacated on one months notice whereas I do not have the same right. How correct is that? It would help if you could throw some light on it and share any precedent cases etc.
