Landlord wants to me immediate vacate the 22 year old rented shop

Hello Sir, I have rented out a commercial shop of my brother in law from the past twenty two years and i have been paying all the rents on time and as per market rates. In this twenty two years of tenure we just had only one rent agreement made between us, during the first year at the time when shop was rented out to me. Post that there is nothing that we had on agreement papers and also he doesn't accepts the payment via cheque or online transfer so as to save his tax. Now the problem is he wants me to vacate the shop immediately as he is getting higher rent than market price and i cannot do it immediately because my businesses is well set up now. He is threatning me for legal actions. And apart from these i have few more points as well. 1)The property is not registered on his name, actually its registered on his deceased wife's name. 2) I have all the valid licences to run my bussines that too registered on my name using his shops property address. 3) I do have valid landline telephone connection registered on my name using his shops address. 4) i did even mention in my yearly IT returns that i pay rent to him. So would it be easy for him to vacate the shop ? Actually i want to have some goodwill if he wants me to leave because the time when he rented out the shop to me the price of the shop wad just 6 lakhs and now its 80 lacs. And apart from this he tried selling the shop many a times like about 15 years ago and at that time i only stopped him and ensured him that the price of this property will touch sky and now he is doing like this to me. Please help.
