Hi, I own a 2 bhk flat in Kharghar , Navi Mumbai.I reside in Bangalore since the past 3 years. 1.Is registration mandatory for rental agreement? 2.Can I keep the same tenant for more than 3 years? 3.Is police verification mandatory if we register my rental agreement. I can very register my rental agreement online.But police verification can also be done online.I find it difficult to travel every now & then.

Idea period for which a premises should be given on rent is 11 months and after that it should be renewed for another 11 months. In that case it is not mandatory to get it registered. However, if the term of rent agreement exceeds one year then it has to be registered.

You can keep renewing the rental agreement year after year but make sure there is no lapse or laziness in follow up especially since you are residing in a far off place.
