Dear Sir, We have a house constructed on ancestral land which was allocated to my father verbally in 1997. As its still practice in rural area to abide the decisions made verbal, no one has yet claimed on the land as everyone knows its allocated to our name. While, I searched for 7/12 extract if the same, I found that the title is on the name of my father's cousin, Lets name A (My grandfather & Father of Mr. A were brothers from same mother & father) I suspect that After demise of my great grandfather, Mr. A's father didn't enter my grandfather's name is Waras Tapas & My grandfather never realized it as he was uneducated as well as was working in Mumbai that time. Today, we don't have single piece of land on our name whereas Mr. A has lots of land in same village despite of being financially incapable to purchase so much land. Thats why I suspect its an ancestral land. My Questions : 1) How can verify the history of land of details of ferfar on 7/12. 2) Can Title search report give me exact details of transaction on land? 3) What are my legal options to claim the land? 4) I do have a certified hierarchy certificate as well as PAN card copy of my father which indicates full name of my grandfather. 5) The property is in Konkan & We stay in Mumbai. You can get the details from the land revenue department by approaching the concerned land revenue officer within the jurisdiction where the property is situated.
If you are able to get the rgistered title deeds then you can apply for title search, if there are no registration or encumbrance then there is no use of filing title search application also.
If you firmly believe that this is ancestral property then you can very well file a suit for partition.
