My father has buyed properties in the names of my father , mother and his 3 brothers all will live together in property no 1

Property 1 is i n my father name in that all will stay and rented ( in this property my father and 3 brothers want to take each floor by removing 3 brothers name from property no 2, )

Property 2 is in my father , mother and 3 uncles which is rented ( this should be in the name of my father and mother and release 3 brothers as he buyed other properties 3 and 4 in there names)

Propperty 3 is in 1 uncle name which is rented( he expired)

Property 4 is in 2 uncles name which is rented

Now we want to divide individual building for each 1 as there should be no confusion in future as kids are growing 

Note- property 2 is unauthorized layout, no building permission and it is not acceptable to register as per government order

And property 3 uncle has expired recently 

What documentation you will suggest with less stamp duty and legally mutated with there names

Deed of family settlement or partition  has to be executed duly stamped and registered

In the circumstances explained in the query, it's advisable for all the legal heirs of all 4 properties to enter into FAMILY SETTLEMENT DEED, in which the details of all the properties jointly owned and amicable partition of the properties clearly mentioned,  followed by executing of Release/ Relinquishment Deed, relinquishing individual share in favour of the other legal heirs and getting it registered in the jurisdictional Sub Registrar's Office.

First of all get a mutually agreed partition of the properties by allocating each property to each of them mentioning them as different schedules and get the deed registered.

After that you can go for mutating the revenue records accordingly.
