Dear Sir / Madam, I am planning to buy 90 Cents DKT Landed Property in Andhra Pradesh from a known friend's mother who belongs to SC community (I belong to OC community though). She was given DKT Patta in 1995. I have cross the 1B, Fair Adangal etc... They have some financial needs immediately and I got to know from my uncle. the land is good. But, I am aware the DKT Lands are saleable, alienable etc...But, a some transactions are seen here with 99 years leased with an option for sale / conversion in future. I learnt from a source that Govt of Andhra Pradesh is planning to issue a GO for DKT lands conversion to patta and sale by paying some hefty fees. Kindly advise me if I can proceed for purchase? If yes, how best I can get that secured way in terms of agreement etc... Please suggest. Thank you Kind regards Sandeep

Only land assigned prior to 18.6. 1954 can be transferred by sale by the assignee or his legal heirs. DKT patta assigned in 1995 is not transferrable.
- DKT Land in Andhra Pradesh is the Government waste land which has been granted without any fee to the land less poor for the sole purpose of cultivation, and mostly is given to the SC/ST community , and hence the sell of such land is illegal without taking the permission of the government authority.
- Further such lands can be transferred to the legal heirs only.
- Hence not advised to purchase , however you can read the lease documents before taking any step.
DKT or Darakastu land is a wasteland assigned to the poor and downtrodden people of the state in Andhra Pradesh.
This land is assigned for cultivation purposes only and no transaction such as sale or buying can happen on this land.
The assignee cannot sell this land to anyone.
He/she can only return the land to the government after producing their income certificates.
Sale of DKT lands is illegal as per rules in force. However, they can be transferred to legal heir. The Chief Commissioner of Land Administration (CCLA) also expressed the view that the lands assigned to the poor and landless prior to 18.6. 1954 would not attract the rule prohibiting the transfer of lands.
\Therefore it would be better that you keep off from the proposal to buy this land.
