• BBMP Plan Approval for building constructed before BBMP

Do I need to get building plan approval from BBMP for a house constructed before 2007, if yes, how?
When the building was constructed, the land was coming under Panchayat limits and was later converted to BBMP A Khata in 2012 upon paying betterment charges.

You don’t need BBMP approval as when building was constructed it came under panchayat limits 

 

if at relevant point of time. the land was in panchay limits the panchayat had authority to sanction plans. In karnataka under the panchayat raj act and further amendment rules under the panchayat raj rules the gram panchayat has power to approve the plans

They would not do building inspection 

 

they would check whether you ha e sanctioned plans and completion certificate issued by authorities

Hi, You need to get Sanctioned Plan and license when you construct the building. Now the construction of the building was completed in the year 2007 itself. Now obtaining Sanctioned Plan does not arise and more over during that period the property was not situated within the jurisdiction of the BBMP. So normally, the approved authority for obtaining Sanctioned Plan  was Grama Panchayath.

If you have already obtained A khata from BBMP to this house property, then there may not be  necessity to obtain a fresh permission from the authorities concerned or plan approval because on the basis of the building assessment only you had been paying the taxes, hence it may not be necessary at this stage.

The BBMP authorities will not inspect the house property for transferring the khata of the property to the buyer's name at the time of selling the property.

The authorities will be concerned with the taxes applicable to the house property and if it is paid regularly, then there should not be any problem towards this.

Yes, once your property comes under the BBMP limits, they will go through the laid down procedure for approving the building plan, including inspection of the property, in all probability.
