• Usage of property in Dhakoli, Zirakpur

A person is cutting out a colony and selling small plots of 500sq ft or more out of 1 acre of agricultural land in Dhakoli. 
Q1. What are the documents I should check before buying?
Q2. Can I open a sports academy in this residential neighborhood? I plan to buy more than 2 plots and construct a Table tennis academy over 3000 sq feet. Do town planning norms allow this in a residential area? What other problems could crop up?

If this is agricultural land than you need to keep two papers besides this land ownership that is collector NA plot sanction and that particular whole land area comes under residential R-zone area.

1. Firsrcheck in title and then whether conversion certificate is their for using the plot as residential one.

2. To open a sports academy you need permission of the SAI and local Municipality for which the nature of land is t be concerted into commercial property. 

Without seeing the available documents its not possible what more is required to be checked.

1. First see whether change in land usage has been obtained from the competent authority or it is a illegal colony. In the papers of khasra and khatauni name of the person concerned has been mentioned or not beside this.

2. Not at all if change in land use has been granted by the competent authority in-spite of this you have to obtain special permission from the competent authority for the purpose.

1. You have to first confirm if he had obtained NA conversion of agricultural land to NA land. Whether he has obtained approval for converting it into plotted land to make plots as per approval by the competent authority.
