- After the death of the your father , his share in the said agriculture land would be devolved upon his legal heirs i.e.your mother and three brothers.

- Further , as the said agriculture is undivided , hence you should send a notice to your uncles to divide the property , and to give share of your deceased father .

- Further after getting the share, you can apply for mutation in your name .

Dear Sir/Madam,

It is suggested that there are 02 process of it. One is that you go and collect all the beneficially of the property and then divide the properties as per family settlement and then get the mutation done. The other route is of the partition by way of partition suit in the court.

Transfer of immovable property can be done only by executing a registered deed.

As per transfer of property act, the mode of transfer of immovable property other than by  a registered document is invalid and illegal.

Therefore you plan to get the property transferred by a registered document by consulting an advocate in the local.

The process involves mutation ie changes in the names of owners by replacing the previous owners with the present owners.

It will be done where the tehsil is located. A lawyer is to be engaged and the shareholders must be present.
