The property's original schedule is to be mentioned in the sale deed and in that you may have to mention the actual property being sold to you with proper demarcation if the same has been demarcated with check boundaries.
The actual extent of the property bought by you may be clearly mentioned in the sale deed to avoid ambiguity in future.
1. You CANNOT buy such land, since such since piece of 600 sq. ft. of land is classified as "un-divided /un-partitioned" property.
2. Such property can be sold, ONLY AFTER following demarcation procedures (from revenue survey dept.) and getting two different sub-survey plot numbers.
3. IF above point no, 2 is not done, THEN there will be gross disputes, in future, whenever you wish to sell, more so since you will not be able to documentarily identify as which side of 300 feet land is yours.
See the land should be clearly demarcated, it should be mentioned that 300 sq ft out of total 600 sq ft in khasara/ survey so and so.
Also boundaries of east west north south should be clearly mentioned also photograph of property and area demarcated can be attached along with a Map.
Proper description of land will mention with total area and surrounding description. And which side portion you are buying and parted with fence or wire or whatever and surrounded by XYZ.
Map/blue print of land will enclose with sale deed and portion which are buying will marked in yellow.
