Hi Iam planning to purchase a part of a agricultural land which is part of a survey in Jukal village Shamshabad. They have created a layout of plots in around 5 acres of land and Iam planning to buy a plot of 1230 sq yards which is marked with boundaries. However this layout is not approved one and as per records it is a single land. The EC for this particular registration shows the current extent but there is no identification of where exactly this plot is in tbe overall property. Is it safe to buy this. Also will it be possible to get electricity, water connections later I. Such layouts. Will land regularisation scheme apply to this case?

1. UNLESS the layout plan has been properly demarcated and duly numbered in the Tahsil records, It will not be transferred in your name ever and neither you will be able to officially get any electricity, water or sewage or road connections.
2. Buying such un-divided and un-partitioned property is highly irregular and full of risks, disputes and a drain on your money.
I don't find it safe to buy as per EC report. You may encounter future problems in the same regarding encumbrance and defective title
Don't take such plots which does not have collector NA sanctioned or layout demarcation.
Still you want to purchase then check in collector office any government ceiling or objection is there or free from any rules and regulations.
Without conversion of land use, any construction on this land will be illegal and shall be under continuous threat of demolition by govt.
Ask the owner to first convert the land use into residential.

I would not advise you to purchase the said land since the laypout is not there and to the best of my knowledge the plot has not been divided also. Therefore, it is advised that you should not purchase this plot of land.

Without documents of the concerned property it is worthless discussion, so please take all the papers of the property and get legal opinion on the same.
No it is not safe to buy plot on unapproved land because you are going to face difficulty in registering the plot as well as basic facilities like sewerage, electricity and water connection will not be available easily in future
This property i basically agricultural property and there is no NA conversion yet hence the plot conversion is also not approved.
It may be a headache forever and you may even not get the same regularised under any scheme later on hence exercise caution before buying such unstable property.
You may obtain a legal opinion in this regard from a local lawyer.
