Sir my mother name is nageswaramma w/o b rao in old days we buyer property on her name in1990 with name nageswaramma after that she changed her name to nagendramma now in adhar her name is nagendramma w/0 b rao land name is different now now how to change her name in land documents

Approach the concerned revenue office and move an application seeking updation of her name in the land records. Support this application with your mother's adhar card. Also, furnish an affidavit to the authorities, incase they insist for the same.

Name will not change in such old document. Neither it require. When ever she sell the property, her new i`d will enclosed with the declaration that nageswaramma w/o b rao & nagendramma w/0 b rao is one and same person.

Dear Sir,

Provide proof of the change of name and a statutory declaration in some cases. Proof of change of name can be one of the following: original birth or marriage certificate issued by a Births, Deaths and Marriages office. an original change ofname certificate or instrument issued by a Births, Deaths and Marriages office.

Change your name in the land register

If you are a registered land owner and you change your name you should tell the Land Titles Office. 

You can prepare the form yourself or use the services of a professional like a licensed conveyancing agent or solicitor. 

How to apply

Follow these steps:

Step 1. Print out the application to note change of name form on one piece of paper using double sided printing.

Step 2. Fill in the form.

Step 3. Sign the original form in front of a qualified witness who will add their signature.

Step 4. Provide proof of the change of name and a statutory declaration in some cases. 

Proof of change of name can be one of the following:

  • original birth or marriage certificate issued by a Births, Deaths and Marriages office
  • an original change of name certificate or instrument issued by a Births, Deaths and Marriages office
  • an original current passport
  • or for a company name change, a certified copy of the certificate of change of name where the certificate is issued by the Australian Securities and Investment Commission.

Further proof of the name change may be requested by staff at the Land Titles Office.

Step 5. You must also return in person or by post your original title certificate if you have had one issued with your original application form and evidence of the name change to your nearest Land Titles Office.

All original identity documents will be sighted and returned to you.

If you are posting your application, please include a self addressed return registered envelope so your identity documents can be returned to you.

Change back to your maiden name

If you are separated or divorced, you will need to provide your original marriage certificate and your original birth certificate with your application form.

You may also need a statutory declaration to confirm the details of the change.

If your title certificate is with a bank

You will need to ask your bank or financial institution to produce this certificate to the Land Titles Office when you file your application. 

Your bank or financial institution may charge a fee to do this.

How to get a new title certificate

The Land Titles Office does not automatically issue you with a new certificate when you apply to change your name on title. 

Follow these steps:

Step 1. Print out the request to issue certificate as to title form on one piece of paper using double sided printing.

Step 2: Fill in the application form. 

Step 3. All land owners must sign the original form in front of a qualified witness who will also sign the form. 

Step 4. Submit this form at the same time you submit your application to change your name form.

If the land document is a sale deed, you will have to apply to the sub-registrar for name correction with all the proofs of identity. on the other hand, if the land documents are entries in revenue records records like pattadar pass book, adangal etc., you need to apply to the M.R.O/Tahasildar concerned for the name correction with all the proofs of name and identity as mentioned earlier..

1.  Conduct name change /rectification procedures thru Govt. gazette procedures and publish the same in local newspapers.

2. AFTER above give certified copy of Govt. gazette to the revenue authorities (Tahsil office) for proper change in name in the revenue records, via a proper application and fees.

It is not possible to change the name in property papers. 

You can make a name declaration affidavit to prove that both names are of same person also publish the name change in two news papers.

There is no problem in change of name, you may prepare a notarised affidavit stating that both the names are one and the same and belong to the same person, this will be sufficient to tackle any problem while selling the property.

If you do not want to sell the property then you do not have to worry about it, however please note that you cannot change the name in the registered sale deed document .
