If GPA is registered then not required signatures of x and y

Z alone is enough to execute the sale deed. However, complete chain of title in original i.e. sale deed, GPA be obtained.

POA should be duly stamped and registered

2) Z can execute sale deed on behalf of his siblings X and Y

3) you don’t need signature of X and Y

Dear Sir,

Z alone can execute the sale deed on behalf of x and y as they are blood relations otherwise is is invalid.

Since Z is the close relative of X and Y and if a registered GPA is given to him by X and Y, then he can validly represent X & Y ans hence in the sale deed he can represent both  X & Y together and himself .
