See if builder fails to register the property proceed with the case and do not agree for any settlement as he has not shown any intention to register the properties in your favour. Proceed with the case and submit before court now you are not inclined towards the settlement. Submit proof of all follow up with the builder.
Real Estate developed not responding for property registration
I have on-going criminal case against Real Estate developer in Magistrate Court Bangalore. Developer has come for the settlement during Lok Adalat and submit a Memo. In Memo he has processed 3 sites and agreed to registered those sites on my name in a month. Criminal Case next hearing is on 11th June, 2019. From last 10 days I am following-up with developed to proposed a date for registration. I have sent draft copy of Sale deed to developer through email, also intimate the same through SMS and WhatsApp. Also sent hard copy of draft version of Sale deed through post. All of my attempts went unanswered by developer. I though of getting sites registered before next hearing which is scheduled for 11th June, 2019. Due to unprofessional and arrogant behavior of developer, I am clueless what to do next. Please guide me what should be done in this scenario. Thanks in advance to your valuable feedback.

You can again go before the Court in next date and inform the same. If the matter is settled in lok adalat then you need to move to high court. Otherwise you can move to same court for not adhering the terms of order of settlement. A contempt proceedings can also be initiated against him
Inform the court on next date that settlement has failed as builder has failed to execute registered sale deed inspite of repeated reminders

Inform the court about the said situation on the next date and ask the court to direct him to do the needful within the specified time failing which request the court to proceed with the criminal case.

In the meanwhile you get issue a legal notice to him and produce the same before the concerned Civil and Criminal Courts and see that warrant issued against him. If he appears before the criminal Court then file an application for cancellation of his bail etc to pressurize him to oblige Lok Adalath terms.
If the developer is not cooperating for keeping up his word to execute three sites in your name by a registered document, then you may cancel the settlement agreement entered with him immediately and inform court the reason that he is not keeping up his commitment as assured in the settlement agreement hence you do not want to continue with the settlement agreement.
You better take through the legal process.
Go as per court proceedings because if you want to come for settlement than you should come for settlement in court and court will issue order accordingly.
