• Buying Agricultural Land in Karnataka

Hi,

I would like to receive your expert advice on buy Agricultural Land in Karnataka. I read couple of Q&A regarding same topic but i am still confused.

I am a Bangalorean and I am very interested to buy 5 acre of land and start agriculture. Everyone in my family Father Mother, their parents on both the side were in Agriculture. My father side we used to do agriculture on weekly or monthly lease basis (Gutthige). We family doesn't have agricultural land of our own. My grand father had an agricultural land near Doddaballapur but that is been sold to some 3rd party.

I was working in private company till a year back now i am a home maker. My husband works in a corporate company. His income falls within the 2 lac to 25lac bracket.

The broker's i am consulting are strictly telling that if i do not have Paani i can not buy agricultural land. They are not even showing the property as they do not want to waste their time.

Could you please tell me if i am eligible to buy an agricultural land?
What are the documents and approval i need to secure. I will do it?
If i have to consult deputy commissioner, where is their office in Bangalore to consult him.

Since you hail from an agriculture background, go to the village where your parents were cultivating, contact the Village Panchayath office and obtain an Agriculture Certificate from there in your parents name (if both are alive) produce this to the D.C (will be determined depending on where the land you wish to purchase is located).

You can apply to the D.C seeking permission to purchase Agriculture land by submitting the necessary documents, such as Agriculture certificate, Your ITR for the past 3 years or Form-16 issued by your husband company, along with bank account statements. The D.C will hold an enquiry after looking into the documents submitted by you and pass an order either granting or refusing permission to purchase the agriculture land.

Yes, you are eligible to buy agricultural land in the Karnataka state. According section 70 to 79 of Karnataka land act.

As per the amendment in karnataka land reforms Act 2015 you can buy the agricultural land in karnataka.  You need to comply with some formalities with deputy commissioner revenue in the same.  You need to file an affidavit for the said purchase along with the necessary charges.  After the due approval you can buy the same.

Hi,

There is no binding on any person to join any occupation and you may change yourself as an agriculturist and acquire accordingly. You may find the address of concerned administrative authorities in this regard. It also seems that your present broker is misguiding in order to fetch money for land value or brokerage.

1. BASED on (or obtain) earlier revenue records, of grand father's agricultural land near Doddaballapur, you can apply to the district collector for permission to buy Agricultural land.

1.  Just simply procure the latest 7x12 extract of the Doddaballapur land.
2. Also get Village utara (Form no. 6, from year 1950 onwards

BOTH the above documents can be procured from the Tahsil office of Doddaballapur.


3. Also get Doddaballapur village gram panchayat certificate that you are grand-child of the said grandfather.

4.  Based on the above documents,  you can apply to the district collector for permission to buy Agricultural land.

Non agriculturist with yearly income up to 25 lacs, can purchase agriculture land. Yo can buy in your individual name, why consider husband income ?

And, agriculturist' means a person who cultivates land personally, dosen`t matter whether owned by parents or lease land. And marriage dose not dissolve daughter status.

You can purchase agricultural land as your grand father was an agriculturist 

 

2) obtain revenue records that reflect your grand father name as an owner of agricultural land 

 

3) to be on safe side obtain permission from deputy commissioner to purchase agricultural land

non-agriculturists whose income is less than Rs 25 lakh per annum will be able to buy farmlands in Karnataka, this is the latest amendment in the Karnataka land reforms act.

  1. As per the information mentioned in the present query, makes it clear that you have been from a family of farmer. It is immaterial as to whether you hold some land now or before.
  2. You will have to mention everything in the application form of agricultural certificate about your fable background etc. along with the undertaking on affidavit that you won’t use the land for some other purpose.
  3. Once you get the permission then you can go ahead and buy the land as mentioned above in the query.
