We have a independent house with ground floor and first floor in Hyderabad. While negotiating with a buyer on carpet area basis, isn't it correct to include carpet area of both ground floor and first floor combined? Or is it more value to negotiate on total super area (ground+first floor and including open green space)

If you are selling the hole house then even the vacant space would also be taken into account while selling.
After all you are selling both the built up area and the vacant area s as well.
So do not leave any area left while calculating the price on which you wish the property to be sold.
It is an independent house, so why getting confused with carpet or built up area. Property value shall be acc. To demand and supply in market.
If buyer is willing than market price of land plus your demand above it plus cost of construction.
Every thing will be super built up area.
Total carpet area is less than super built up that's it. But presently the rates are determined on carpet area only

See the negotiation shall be based on the ground open area and total carpet area that first floor and the ground floor.
Sale is always made on the basis of a total super area and not on the basis of carpet area of the property.
In an independent house there is no question of carpet area or built up area or super built up area.
It is applicable for flats or apartment cases only where there is UDS.
You have purchased a fully constructed independent house, it will consist of land and constructed structure of both first and second floor combined in the registered sale deed.
Actually it is not understood that what do you want to clarify by this question, hence better throw some more light on it.
1. The sale is to be conducted based on the carpet area being sold by you unlike earlier times when super built up area used to be informed and mentioned in the sale deed.
2. You shall have to include the carpet area of both the floors if you are selling both the floors.
generally houses are sold on basis of built up area which includes not only the carpet area but also the common areas
if you have a registered document then the built up area will be stated in that
if you have got the house constructed by yourself then the built up area will be stated in your architect's sanctioned plans
