• Build a commercial building

Iam having a plot whose registration is as residential plot in property paper that is in registry..and the area is under municipal committee 
Now i want to build shops on that 100 square yard land
What should i have to do? Do have to pay seperate charge for change of land use and seperate for development charge of that land and seperate for commercial charge on commercial building plan ?
Do i have to pay three different charges for the single plot? And plz also tell me the rates in haryana also?
And fourth charge also have to pay for construction of building for passing of map

You cannot construct shops on land which is reserved for residential purposes 

 

you need consent of muncipal corporation for change of land user 

 

3) further building plans have to be sanctioned for commercial purposes

The plot has to be converted into commercial the conversion charges are required to be paid further you need to pay the municipal tax of commercial property.

Further you need to take plan approvals for the plot.

No for the existing shop since it is too old you are not required to pay any charge in case you go for any further development then in that case convert and pay the charges

You have been carrying on running shop on said land for last 30 years have been subject to commercial assessment for property taxes

1. There is no requirement for change of land use.

2. To build a construction you need approved building plan and while applying for the same you will have to mention it as a commercial constructions.

3. If the local Municipality allows you to build the commercial constructions then alone you can make such shops and else not. For this hence you need not covert the land use.

Hi, the commercial fee has to be paid with the authority and layout map of the shops has to be submitted ,to gain approval

With an eye on next year’s parliamentary and Assembly elections, the Khattar government  allowed conversion of residential plots for commercial use besides allowing the regularisation of existing illegal conversions (from residential to commercial) in urban areas across the state.

Now, the conversion fee for municipal corporations of Gurugram and Faridabad for regularisation of existing buildings has been reduced from Rs 15,325 per sq m to Rs 7,662 per sq m. For fresh conversion, the rate has been reduced from Rs 14,000 to Rs 7,000 per sq m.

In other municipal corporation areas, the regularisation fee of existing buildings has been reduced from Rs 12,180 to Rs 6,090 and for fresh conversions from Rs 11,000 to Rs 5,500.

In municipal council areas, the charges for regularisation of existing buildings have been reduced from Rs 10,608 to Rs 5,304 and for fresh conversion from Rs 9,000 to Rs 4,500.

In municipal committee areas, the charges for regularisation of existing buildings will be reduced from Rs 9,316 to Rs 4,658 and for fresh conversion, from Rs 8,000 to Rs 4,000.

Thus you may apply for conversion of residential plot to commercial use to the extent which you have proposed to and avail the benefits by complying with the requirements as laid down.

The rates for conversion of land use from residential to commercial was furnished in my previous post.

The development charges can be enquired from the local civic body if ther is any to be levied after the said conversion.

You can get the existing illegal conversion of commercial plot to  residential plot regularised by paying the fee as applicable even now so that yo dont hav to live in fear forever about this illegal conversion, you may approach the local civic body and comply with the procedures for this process legally
